How Often Should You Clean Your Gutters in Melbourne?

The short answer: most South East Melbourne homes need their gutters cleared twice a year. The longer answer depends on your trees, your roofline, and how long it's actually been.

The baseline: twice a year

For most Melbourne properties, twice-yearly gutter clearing covers the two periods that matter most: once in autumn, after deciduous trees have finished dropping leaves, and once in late spring, before summer storm season puts real volume through your roof and downpipes.

Properties under heavier tree canopy — common across established streets in Berwick and parts of Pakenham — often need a mid-cycle check as well. Newer estates in Officer and Clyde North tend to have less leaf load early on, but still collect dust, sediment and the odd bit of building debris that's easy to miss from the ground.

Signs it's overdue

  • Visible sagging along the gutter line, especially after rain
  • Water spilling over the edge during moderate rainfall rather than draining through the downpipe
  • Plants, grass or moss visibly growing in the gutter
  • Water marks or staining down the fascia or external walls
  • It's been more than 6–8 months since the last clean and you can't see the base of the gutter from the ground

Why it matters more than it looks like it should

Blocked gutters are one of the more common causes of roof and fascia water damage in established Melbourne suburbs — and most of that damage happens quietly, over a season or two, well before it's visible from the ground. Overflow during heavy rain pushes water back under roof tiles and into fascia boards, which is a slower and more expensive problem to fix than the clean itself ever would have been.

For managed and strata properties specifically, a documented clearing schedule also matters for insurance and maintenance records — evidence that the property was maintained on a reasonable cycle, not just cleaned reactively after a problem showed up.

What a professional clean actually checks

A proper gutter service isn't just scooping out leaves. It's clearing debris from the full gutter run and valleys, flushing downpipes to confirm they're actually flowing, and a visual check of the gutter profile, fixings, fascia and roofline while everything's already exposed. That's exactly what gets captured in a Clearline Property Health Report™ after every visit — before-and-after photos, and anything worth watching flagged with a recommended timeframe, not just a job marked "done."
