Two Methods

The damage usually comes from the wrong method, not the wrong operator.

Most exterior cleaning damage we see happens because high pressure was pointed at something that could not take it. Render, painted surfaces, roofing and timber all fail this way. The fix is not gentler pressure washing — it is a different method entirely.

High Pressure

Pressure Washing

Heavy-duty removal of soiling, moss and staining from hard, durable surfaces that can take the force without marking.

Low Pressure

Soft Washing

Appropriate cleaning agents at low pressure — breaks down growth and staining on surfaces high pressure would damage.

We assess the surface before we start, not after. If something needs the gentler method, it gets the gentler method — even when the harsher one would be faster.

What's Included

What a wash actually covers.

Exterior washing is the service where the difference between a good and a rushed job is most visible six months later — in the edges that were skipped, and in whatever the surface was doing underneath.

So the surface gets documented as well as cleaned.

  • Surface assessment — method matched before any work starts
  • Garden beds, plants and trees covered and pre-wet before work starts
  • Soiling, moss, algae and lichen removed
  • Edges, joints and transitions worked, not just open areas
  • Surface condition noted — cracking, lifting, existing damage
  • Before and after photographs of each area
  • Site left clean, runoff managed
  • Property Health Report™ delivered within 24 hours
Pricing

What moves the price.

We quote a fixed price after looking at the property, because surface area alone does not tell you how long a job takes.

Area and surface type

Total square metreage, and whether it is one open driveway or a series of awkward paths and steps.

How bad it has got

Light seasonal grime versus years of established moss and lichen are very different amounts of work.

Method required

Soft washing takes longer than high pressure — dwell time is part of how it works.

Access

Side gates, level changes, distance from water, and whether equipment can reach the area at all.

Surrounding sensitivity

Established garden beds, pools and delicate planting need protection and a slower approach.

Surface condition

Already-damaged or lifting surfaces need care, and sometimes need flagging rather than cleaning.

Properties We Service

Presentation work between tenancies, or scheduled upkeep, documented so it can go straight into the file.

Strata & Multi-Residential

Common paths, car parks, entryways and building exteriors, on a documented maintenance cycle.

Commercial

Forecourts, loading areas and building frontages — cleaned around your operating hours where required.

Common Questions

Pressure washing questions we get asked.

Will pressure washing damage my render?

It can, which is exactly why we would not use it there. Rendered walls, cladding, roofing, fascia and fences get soft washing instead — low pressure with appropriate cleaning agents. High pressure is for hard, durable surfaces like concrete, brick and pavers. Matching the method to the surface is the whole job.

What's the difference between pressure washing and soft washing?

Pressure washing relies on force to strip soiling from surfaces that can take it. Soft washing relies on appropriate cleaning agents at low pressure to break down growth and staining on surfaces that cannot. A driveway wants the first. Your render wants the second.

Will it remove oil stains from my driveway?

Sometimes, and we would rather be straight with you about it. Fresh surface oil usually lifts. Oil that has been soaking into porous concrete for years has penetrated below the surface, and no amount of pressure reaches it — the honest outcome there is significant improvement rather than complete removal.

How often should this be done?

Annually or bi-annually suits most properties here. Shaded south-facing surfaces, anything under tree cover, and areas that stay damp will regrow moss and algae faster than open sunlit ones.

Will the cleaning agents harm my plants or pets?

Protecting what is around the work is part of the job, not an afterthought. We cover and pre-wet garden beds, nearby plants and trees before we start, and we manage runoff so it goes somewhere sensible rather than into your planting. Tell us about anything you are particularly protective of — or about pets that will be home — when we quote, and we will plan around it.

Can you clean a roof?

Roofing is soft-wash work, never high pressure — pressure on roofing risks driving water under the sheets or tiles and damaging the surface. We assess the roof type and condition first, and if it is not safe or suitable to clean we will say so.

What do you need from me on the day?

Access to the areas being cleaned, and a heads-up about anything we should work around — pets, plants you are protective of, awkward access, or surfaces you are unsure about. We confirm water access with you at booking, so there are no surprises when we arrive.

Do you clean strata and commercial properties?

Yes. Common-area paths, car parks, entryways and building exteriors, with the same documented report afterwards — useful where cleaning is part of a scheduled maintenance program rather than a one-off.
