Why It Matters

Fascia and eave rot

Timing

How often should gutters be cleaned?

For most South East Melbourne homes, twice a year: once in autumn once the deciduous trees have finished dropping, and once in late spring before storm season puts real volume through the roof.

Heavy tree canopy pushes that higher. Newer estates shed less leaf but still collect construction dust and sediment in their first few years.

Total gutter length

A compact townhouse and a large family home on the same street are different jobs entirely.

Debris load

How long it has been, and what is overhanging the roof. A first clean after several years takes longer than a maintained one.

Roof pitch and access

Steep pitches, tight side setbacks, landscaping and tile type all affect how the work is carried out.

Downpipe condition

A fully blocked downpipe needs more than a flush, and we will tell you before doing the extra work — not after.

Gutter guard

Guards can need lifting and refitting depending on type. Mention it upfront so the quote reflects reality.

Worth asking whoever you book — us included. The answers separate a proper job from a quick scoop-out.

Are you insured, and are you certified to work at heights?

Roof work carries real risk. If something goes wrong on an uninsured job, that exposure can land on the property owner.

Do you flush the downpipes, or only clear the gutters?

A cleared gutter above a blocked downpipe still overflows. If downpipe flushing is not included, the problem is not fixed.

Will I get photos of before and after?

Gutters are the one part of a property owners cannot inspect themselves. Without photos you are taking the work on trust.

What happens if you find damage?

You want it identified, documented and handed to you — not quietly ignored, and not turned into instant upsell pressure.

Is the quote fixed, or does it move on the day?

Ask what happens if the job turns out bigger than expected. It should be a conversation before the work, not a surprise on the invoice.

Do you take the debris away?

How much does gutter cleaning cost in Melbourne?

There's no honest flat rate, because the work isn't the same on every property. Roof height, total gutter length, how much debris has built up, roof pitch and access all change how long a clean takes. Rather than publish a number that turns out to be wrong on your property, we quote a fixed price after we've looked at it — and that price is what you pay.

How often should gutters be cleaned?

Twice a year suits most South East Melbourne homes — once in autumn after the leaves drop, and once in late spring before storm season. Properties under heavy tree canopy often need a mid-cycle check, and newer estates still shedding construction dust can too.

Do you clean the downpipes as well?

Yes. Clearing the gutters alone is only half the job — a gutter that looks clean will still overflow if the downpipe below it is blocked. We flush every downpipe and confirm clear water flow before we finish.

Can you clean gutters on a double-storey home?

Yes. We are Working at Heights certified and fully insured, which is what double-storey and steep-pitch roofs require. If access is genuinely unsafe we will tell you rather than attempt it.

Do you take the debris away?

Yes. Debris is removed from the gutters and taken with us, and the surrounding area is left clean. You should not be able to tell we were there apart from the gutters working properly.

What happens if you find damage while cleaning?

We photograph it, grade it Low, Medium or High, and include it in your Property Health Report™ with a recommended timeframe. There's no obligation attached — the report is yours, and you're free to act on it however you choose.

Do you service strata and commercial properties?

Yes. We work across residential, multi-residential, strata and commercial properties. For managed buildings the documented report matters as much as the clean, since it gives you an auditable record for meeting packs, compliance files and owner communication.

I have gutter guard installed — can you still clean them?

Often yes, but it depends on the type of guard and how it is fixed. Mention it when you request a quote so we can assess it properly and tell you what is involved before you commit.
