None of these are things a building owner can see from inside, and all of them get worse and more expensive the longer they run.
Failing seals
Perished or lifting gaskets let water and draughts in. On double glazing, a failed seal shows as fogging between the panes and means the unit itself is done.
Frame damage
Timber rot at the sill, corrosion on metal frames, warping that stops a window closing squarely against its seal.
Water pooling
Blocked weep holes and sills holding water. Small, easily cleared, and the start of frame rot if left.
Early façade defects
Cracking, staining patterns that indicate water tracking, and render or cladding beginning to fail around openings.

Do you clean interior windows?
No — we clean exterior glass only, along with the frames, sills and façade surfaces around it. That is deliberate rather than a limitation: working outside is where the access, the safety certification and the inspection value are, and it is what we do properly.
How do you reach upper-storey windows?
We are Working at Heights certified and fully insured, which is what multi-storey and difficult-access glazing requires. If a particular window cannot be reached safely we will tell you that rather than improvise.
Why do my windows look streaky after they have been cleaned?
Usually one of three things: cleaning in direct sun so the glass dries before it is finished, mineral-laden tap water drying on the surface, or a dirty cloth or blade redepositing what it just removed. Streaking is a method problem, not a glass problem.
Can you remove hard water stains from glass?
Often, but not always, and it is worth knowing why. Sprinkler overspray and runoff leave mineral deposits that sit on the surface and come off. If those deposits have been left long enough they etch into the glass itself, and etching is permanent — no cleaning method reverses it. We will tell you which one you have.
How often should windows be cleaned?
Quarterly to annually depending on the building. Coastal exposure, main-road dust, nearby construction and heavy tree cover all shorten the interval. Commercial frontages are usually on a shorter cycle than homes for presentation reasons.
Do you clean the frames and sills too?
Yes. Glass alone looks half-done — frames and sills collect the grit and debris that ends up back on the glass, and sills are where water pooling and early frame damage show up first.
What is façade cleaning?
Cleaning the building surface around the glazing — the panels, render or cladding that make up the exterior face. We clean façade surfaces where they are safely accessible, so the building reads as clean rather than just the windows.
Do you work with strata and commercial buildings?
Yes, and the documentation tends to matter as much as the clean. Every visit produces a photographed record of seal, gasket and frame condition, which is useful for meeting packs, compliance files and building maintenance planning.
