On roofs this age the cleaning is straightforward. What matters is what the clean reveals, so we look at all of it.

Gutters and downpipes

Cleared by hand and vacuum, then every downpipe flushed and watched. Older downpipes here are often narrower than modern ones and have had decades to build up internally, so a pipe that looks open at the top can be substantially restricted below.

Valleys on the tiled roofs

Most Narre Warren housing predates the Colorbond era, and tiled hip-and-valley roofs carry internal valleys that collect faster than the eaves gutters and never get rinsed out. A packed valley pushes water sideways under the tiles, which does real damage while looking entirely normal from the ground.

The gutter base and the back of the gutter

The part that matters most on an older roof and the part nobody can see. We photograph the inside of the gutter, not just the contents, because corrosion starts underneath held debris and works outward. Found early it is a reseal; found late it is a replacement run.

Brackets, fixings and fascia line

Decades of wet debris is heavy, and weight is what pulls fixings out. We check the line of the gutter for sag and the fixings for movement, and flag both — a gutter that sags holds water permanently even after it has been cleared out.

Narre Warren went from a few hundred people in the 1950s to over 25,000 by 2011, and then largely stopped. Everything below follows from being a suburb that finished growing while its neighbours were still starting.

The gutters are often at the end of their life

This is the real difference between Narre Warren and the estates west of it. Original guttering on a 1980s home has had forty years of wet debris held against the base, and steel does not survive that indefinitely. A significant share of what we photograph here is not a blockage — it is rust through the base, failed joins, or a run that has sagged past the point where clearing it helps. Owners are usually better off knowing that in September than finding out in a February downpour.

Gardens that have had forty years to grow

Unlike the newer suburbs, the planting here is fully mature — both the 1970s and 80s garden trees and the older street plantings, including the oak avenue put in along the old Gippsland Road back in 1890. The load is real and it is a mix: natives shedding year-round, deciduous exotics arriving in a rush through autumn. Twice a year is the honest minimum on most Narre Warren blocks.

Expect the record to have findings on it

How often should gutters be cleaned in Narre Warren?

Twice a year for most properties, and that is a genuine minimum rather than an upsell — the gardens here are mature and the load is real. Blocks up toward Narre Warren North with heavy tree cover sometimes need three. You cannot tell from the ground, which is the problem. The failure starts inside the gutter base under held debris and works outward, so the outside can look sound while the base is going. Our gutter sags in the middle. Is that fixable?

A sag is normally a bracket that has pulled or failed under the weight of wet debris. It matters because a sagging gutter holds standing water permanently even when it is clear, and standing water is what corrodes the base from underneath. We do not do the repair ourselves — we photograph it and give you enough detail to put it to a licensed roof plumber. Do you do the valleys as well?
