There is no depth to hold an overflow, so it goes backwards over the rear lip into the fascia and the eave sheet. Same blockage, different building, entirely different repair bill.

Cardinia Lakes, Heritage Springs and Lakeside are now fifteen to twenty-five years old, and the gardens planted with them have matured. Owners who genuinely did not need a gutter clean for the first decade are on roofs that now hold a real load every season. On the newest builds, the debris is not yours

What the November fronts actually do

Victorian storm season builds from October and peaks through to February, and the damaging events here are wind and short, very heavy bursts rather than long soaking rain. How often should gutters be cleaned in Pakenham?

Twice a year suits most Pakenham properties — once before storm season and once after the autumn drop. Under the mature canopy along the creek and through the older township streets, three times is sometimes the honest answer. Newer estate blocks with young gardens can often hold at twice, though wind-carried debris means once a year is rarely enough anywhere here. Do you do the downpipes as well, or just the gutters?

Both, always, and the downpipes are the part that matters most. Clearing a gutter and leaving a partially blocked downpipe means the water still has nowhere to go. We flush every downpipe and watch it draw before we call the job done, and any that runs slow is photographed and flagged.

My house is in one of the new estates and the roof is only a few years old. Does it really need doing?

Usually yes, and more often than owners expect. The assumption is that a young garden means a clean gutter, but most of what we pull off estate roofs blew in — off the reserves, the wetlands and the older streets uphill. The bigger issue is that low-pitch Colorbond with a narrow gutter has no tolerance for a partial blockage. It overflows backwards into the fascia rather than forwards onto the garden, so the first sign is often damage rather than a puddle.

Do you clean gutters on double-storey homes?

Yes. Double-storey is standard through the newer Pakenham estates and it is routine work for us. It takes longer and the access setup is more involved, which is reflected in the quote, but it is not a different service.

Will you tell us if something is wrong up there?

Yes, photographed and written up, whether or not it is ours to fix. What turns up depends on which Pakenham you are in — corrosion and displaced tiles on the township roofs, seals and brackets on the estates. We clean and document — we do not do repairs, so nothing we flag is us quoting ourselves work. Anything that needs fixing we name plainly so you can put it to a licensed roof plumber.

Can you clean the gutters if we have solar panels?

Yes, and it is worth doing together. Debris collects along the bottom edge of an array and feeds the gutter underneath it continuously, so clearing one without the other means it loads straight back up. We work around arrays without walking on or leaning against the panels.
